Kyung S. Hwang appeals the dismissal of her action against the Bank of America arising from the bank's foreclosure on her property, after the trial court sustained the bank's demurrer to the fifth amended complaint without leave to amend. We affirm.


FACTUAL AND PROCEDURAL BACKGROUND


In December 2004, appellant filed her fifth amended complaint, alleging, inter alia, malfeasance by respondent Bank of America when it foreclosed on appellant's real property.[1] The causes of action alleged included â€
